Comporta or Melides: how the two areas differ for buyers

Twenty minutes apart on the same coast, with different prices, building and summers. A comparison from our Carvalhal office.

Buyers often ask for “Comporta” and mean the whole coast from Tróia to Melides. On the ground, the villages are different, and so are the houses.

Comporta and Carvalhal

The villages around Comporta, Carvalhal and Brejos da Carregueira have the longest history of second homes on this coast. Houses are mostly 2005 to 2020, on large plots in the pines, and prices for a good four-bedroom house start around €3M. The beaches are long and open, with a few beach restaurants.

Melides

Melides is further south and was quieter for longer. There is more recent building, some of it in larger planned developments, and slightly lower prices for older houses. The lagoon beach is a draw for families with small children.

What is the same

Both areas sit largely on protected land, so new building is limited and extensions are rare. Both depend on cars, and both are busy in July and August and quiet in winter.

Which one we suggest

If you want an established village with restaurants open most of the year, look around Carvalhal and Comporta. If you want a newer house and a little more space for the money, look at Melides. Tomás runs viewings in both from our Carvalhal office from June to September.
