What every listing includes
All of this is part of the fee. Nothing is billed separately, and nothing is due if the home doesn’t sell.
Our fee
5% + VAT
Paid by the seller on completion, out of the sale price. Nothing up front.
The agreement runs for six months, and either side can end it with 30 days’ notice. If you’d rather have us act for you as a buyer’s agent instead, that is 2% plus VAT, with a minimum of €12,000.
Week 1
Documents and photos
We check the paperwork, book the photographer and draw the floor plans.
Week 2
Launch
The listing goes to our email list first, then to the portals four days later.
Weeks 3 to 8
Viewings and offers
Video viewings for buyers abroad, then visits. We send you written feedback after each one.
After the offer
CPCV and deed
Usually 4 to 8 weeks from the promissory contract to the deed. Rita books every appointment.
Ask for a valuation
The agent for your region visits, looks at recent sales nearby and sends a written valuation within five working days. It’s free, and you decide afterwards whether to list with us.
Do I need an energy certificate before listing?
Yes. In Portugal a home can’t be advertised without one. If you don’t have it, we book the assessor, which usually costs €150 to €300 and takes about a week.
I live abroad. Do I need to be in Portugal to sell?
No. You can sign the CPCV and the deed through a lawyer with a power of attorney. Most of our sellers in 2025 came to Portugal once or not at all.
Will you list my home with other agencies too?
We work on exclusive agreements only. It means one price, one set of photos and one agent answering buyers, which is part of why our homes sell in a median of 38 days.
What about capital gains tax?
It depends on whether you are tax resident in Portugal and how long you have owned the home. We introduce you to a tax adviser before listing so the figure isn’t a surprise.
