The houses you’ll find
Most houses here were built after 2005 on plots of 2,000 to 10,000 m², often single-storey, with lime render, timber or reed roofs. Building land is limited by protected zoning, so supply stays small and prices high.
Melides, 20 minutes south, has more recent building and slightly lower prices than the villages around Comporta.
What to check before you buy
Protected land
Much of the area is RAN or REN land. You usually can’t extend or add buildings, so buy the house you want, not one you plan to enlarge.
Water and drains
Many houses use boreholes and septic tanks. Ask for the borehole licence and the last septic inspection.
Sand tracks
Some houses are reached by unpaved sand roads. Check access after rain before you buy.
Living there
July and August are busy and the restaurants book out. From October to May it is quiet, and some places close.
The nearest large supermarket and hospital are in Alcácer do Sal or Grândola. Lisbon airport is about 1 h 20 by car.
Questions buyers ask
Can I build a pool or an annex later?
Often not. On protected land the existing licensed area is usually all you get. We check the licence before we list a house.
Is it a good place to live all year?
Some of our buyers do, mostly people who work remotely. It is quiet in winter and you will drive for most errands.
How much do houses let for?
Well-located houses let for €900 to €2,500 a night in summer. Most are booked 80 to 120 nights a year.
